A shell is a building that comes with the following installations:
Roofing and external plumbing works, External Plastering and Painting, External Security doors, Gate and Gate grills, External electrical works and wiring, and fence.
The following are not included- floor and wall finishing, fixtures and fittings, electrical and decor finishing
Yes, just discuss your needs with our architects and we will work with you to help deliver your dream home.
We provide weekly/monthly updates to our customers via email. Also feel free to speak to a member of our support team and you will be given a progress report on your property. You can also email your request to us and we will respond as soon as possible.
We have three modes of payment, they are as follows:
- Outright payment of the purchase price
- Flexible payment which is spread over 30 months
- Payment by Mortgage
We accept payments via Cheques, Bank Drafts and Bank Transfers in favour of Femab Properties Limited or Shelter First & Associate Kindly request further details from any of our sales representatives.

Within 24-48 hours of receiving your proof of payment we will confirm your payment to you subject to your preference either by email or phone call.
Yes you can apply for a mortgage to buy your home in any of our Estates. Femab Properties Limited currently partners with First Bank Plc, Omoluabi Mortgage Bank & Diamond Bank Plc in the provision of mortgages to interested members of the public. Kindly liaise with our sales team for further information.
Payment by our overseas client is by direct payment into designated bank accounts in the relevant country. Please liaise with our sales team for further information. We also accept other means of money transfer such as Western Union and Money Gram.
Our customers are usually allocated based on the payment plan they choose. Usually,
clients get allocated within six (6) months of making outright payment, and eight months into the contract for other payment types.
You get a letter of allocation stating the house type bought, the price and location of the house within the estate.
